GTC (General Terms and Conditions)

The offer of Ferienwohnung Adlerhorst-Ruhpolding, Egbert Hartmann and on the homepage is subject to the law of the Federal Republic of Germany. The legal status is Traunstein, Bavaria, Germany. The offer refers to the rental of holiday flat(s) and mobile home(s) to holidaymakers or people interested in holidays and other persons looking for overnight accommodation, e.g. business people, sports officials, helpers and other persons. In the following, these persons are referred to as guest and the holiday flat Adlerhorst-Ruhpolding, Egbert Hartmann including the homepage as host.

Email is intended and binding for communication between guest and host. The email address to be used by the host is; the guest's email address is entered at the beginning of the booking process - at the time of the enquiry or the booking itself - and is then binding for all further steps. The transmission is made to and via standard mail providers and is unencrypted. Both parties hereby agree to this.

The holiday flat(s) shall be handed over to the guest in a clean condition, with fully functional technical equipment and free of damage. If the guest nevertheless discovers existing defects/damage, he/she must report this to the host immediately. If the guest himself causes damage, he is obliged to pay full compensation. In the event of damage, the guest is obliged to inform the host immediately. If the host discovers damage to/in the flat or the inventory after the guest's departure, he shall document this. In case of doubt, this damage will be attributed to the guest as the party responsible. It is recommended that suitable liability insurance is taken out. Any deposits will be offset directly against the damage.


If bookings are made via booking & brokerage portals, e.g., holidu, HomeToGo, SECRA fewo-channelmanager, Ruhpolding Tourismus (all IRS18 affiliated local portals) or many others, the respective booking & cancellation conditions of the respective portals via which the booking is/was made apply. In these cases, changes to the booking, cancellations or other additions must be made via the respective portal; they are not possible directly with the host. In the following, these bookings are referred to as portal bookings.


The following terms and conditions apply to bookings that are not portal bookings. In the following, these bookings are also referred to as direct bookings.

Terms of payment for direct bookings:
The invoice date of the host and the arrival date of the guest are decisive for the time of booking and calculation of the payment deadlines. Based on this, the following applies
20 % down payment on the total price within 7 days of booking and
80 % balance of the total price plus visitor's tax/deposit up to 28 days before arrival.
If the booking is made less than 28 days before arrival, 100% of the total price plus the tourist tax/deposit is due within 7 days of booking.

All payments must be made directly to the host to the following account:

Any security deposits paid must be refunded within 7 days of departure, provided that the host does not claim any damage caused by the guest and the deposit is not offset due to cancellation. An email to the guest is sufficient for the damage report and settlement. The deadline for repayment only begins after the guest has informed the host of their bank details by email. 

Cancellation conditions for direct bookings:
The following cancellation conditions apply 
90% of the total price for cancellations within 0 - 28 days prior to arrival
20% of the total price for cancellations within 29 - 90 days prior to arrival
0% of the total price for cancellations before this date.

The cancellation can be made by the guest at any time informally by email to the host. The host will create a cancellation voucher based on the location and deadlines, in which the cancellation fee is calculated and sent to the guest by email. The cancellation fee is due for payment within 7 days, unless a different deadline is specified in the cancellation document. Any down payments and security deposits paid may be offset against the cancellation fee. If any down payments and security deposit payments made are not required to cover the cancellation fee, they must be returned to the guest within 7 days. This period only begins after the guest has informed the host of their bank account details by email. 

If other payment and/or cancellation conditions, in particular deadlines, are stated separately in the host's invoice, these shall apply.

In the event of non-payment of due payment components, the host is obliged to issue a reminder, which will be sent to the guest by email. If no payment is made within the payment period specified in the reminder, the host shall be entitled to immediately terminate and cancel the entire booking/invoice on which the transaction is based. If no payment deadline is specified in the reminder, a payment deadline of 4 days from the date of the reminder shall apply. The cancellation must be made separately by email and sent to the guest. The above cancellation conditions are valid and applicable.
